1. Who this applies to
IMMO Manager has two kinds of user, and they are treated differently:
- Seekers (consumers). People browsing property listings, saving favourites, sending enquiries, booking viewings, and chatting with agencies.
- Agents. Staff of a subscribing real-estate agency, signing in with a workspace access code to manage listings, expenses, payments, invoices and property videos.
2. What we collect
2.1 Seekers
| Data | Why | Basis |
|---|---|---|
| Email address or phone number | To send a one-time sign-in code and to identify your account | Contract |
| One-time sign-in code | To verify it is you | Contract |
A random per-install identifier (guest_…) |
To link what you saved before signing in to your new account | Legitimate interest |
| Saved listings (favourites) | To show your saved list across sessions | Contract |
| Enquiry and viewing-request text, plus the name, email and phone you provide | To pass your request to the agency you contacted | Contract |
| Chat messages you send to an agency | To deliver the conversation | Contract |
| Likes on property videos | To count engagement | Legitimate interest |
| Video views | Counted using a one-way hash of your account id (or IP address) combined with the date. We do not store your IP address for this purpose | Legitimate interest |
| Search terms and filters | Used to run your search. They are not stored | Contract |
We do not collect your location. The app contains no location permission and never asks the operating system for your position. Maps only display the coordinates of the properties themselves.
We do not collect your contacts, your photos, advertising identifiers, or any behavioural advertising profile.
2.2 Agents
In addition to sign-in credentials (workspace access code, email, password), the app transmits the business data an agent enters: listings, expenses, payments, invoices, and property videos, together with the tenant and owner records those relate to. That data belongs to the employing agency, which is its own controller. We process it on the agency's behalf.
Agents who enable notifications also have a push token and a device name stored so reminders can be delivered.
2.3 Camera, microphone and video library
These are used only by agents, and only when recording or choosing a property video ("Tour"). Permission is requested at the moment you use the feature, never at launch. Seekers are never asked for camera, microphone or library access.
3. What we do not do
- No advertising, no ad networks, no ad identifiers.
- No selling or renting of personal data.
- No behavioural profiling and no automated decision-making with legal effect.
- No analytics or crash-reporting telemetry is active. The app contains inert wrappers that send nothing unless an operator configures them. If that ever changes, this policy will be updated before the change ships.
4. Who else sees your data
| Recipient | What they receive | When |
|---|---|---|
| The agency you contact | Your name, email, phone and message | Only when you send an enquiry, request a viewing, or start a chat. Each of these creates a lead record in that agency's CRM |
| Google (Android only) | Map tile requests, via the Google Maps SDK, showing the map area being viewed | Whenever a map is displayed on an Android device. On iOS, Apple Maps is used instead |
| Apple / Google | Push notification delivery | Agents only, if notifications are enabled |
| Hostinger International Ltd. | Hosting of the application and database | Always |
Planned, not yet active: property videos are intended to be transcoded by a third-party video provider (Cloudflare Stream or Mux). That integration is not enabled at the time of writing and no video data has been sent to either. This policy will be updated before it is switched on.
5. How long we keep it
- Account records are kept until the account is deleted.
- Chat messages, favourites, likes and conversations are deleted together with the account they belong to.
- Sign-in codes expire after 10 minutes, are limited to 5 attempts, and the records are purged automatically once they are spent or expired.
- Business records belonging to an agency (leases, invoices, payments) are retained by that agency under its own retention rules and applicable accounting law. Where such a record was created by your enquiry, deleting your account removes your name, email and phone from it; the agency keeps only the fact that an enquiry occurred.
6. Your rights
Depending on where you live you may have the right to access, correct, export, or delete your data, to object to processing, and to lodge a complaint with a supervisory authority.
To exercise any of these, contact privacy@ges-sco.com. We respond within 30 days.
Account deletion. You can delete your account and all associated personal data from the app, in Profile → Delete my account, or by writing to the address above. Deletion is immediate and cannot be undone.
7. Children
IMMO Manager is not directed at children and is not intended for anyone under 16. We do not knowingly collect data from children.
8. Security
Sign-in tokens are held in the operating system's secure keystore (Keychain on iOS, Keystore on Android). Traffic to our servers uses HTTPS. Sign-in codes are stored hashed, never in plain text.
9. Changes
We will post any change here and update the "Last updated" date. Material changes will be notified in the app.
